Three Development Proposals Submitted for Wallens Hill Property

The Town of Winchester is pleased to announce that three development teams have submitted proposals in response to the Town's Request for Qualifications and Request for Proposals (RFQ/RFP) for the redevelopment of the Mountainside Drive/Wallens Hill Property. The 118-acre property, located off Wallens Hill Road and Mountainside Drive, has been identified by the Town as an opportunity for a high-quality residential development that will benefit Winchester residents and strengthen the community. 

The Board of Selectmen is currently reviewing the submitted proposals and evaluating each based on the criteria established in the RFQ/RFP process, including the developer's experience, community benefits, quality of design, environmental stewardship, and overall compatibility with the Town's vision for the property. 

The Town appreciates the interest shown by the development community and looks forward to identifying the proposal that best serves the long-term interests of Winchester residents.

These documents provide a high-level overview of each developer's proposed business terms for the acquisition and development of the Wallens Hill property. They are intended to facilitate discussion with the Board of Selectmen and Town staff and summarize key concepts such as purchase price, development approach, tax abatement requests, revenue sharing, project phasing, and other major deal points. They are not binding agreements and are subject to further negotiation, due diligence, legal review, and all required municipal approvals.
