Transfer/Financing Fees/Taxes:
- Municipal Real Estate Conveyance Tax | .0025 times consideration ($2,000.00 or more)
In addition to the municipal conveyance tax statement, also file a state conveyance tax return with deed. The state tax rate varies depending on type of property and consideration; include separate check for this tax to Commissioner of Revenue Services.

*Public Act 3-02, which allowed this increase from March 15, 2003 to July 2010, also gives 18 towns the option of increasing their municipal real estate conveyance tax ban an additional quarter point to 0.5%

This office does not perform any searches of real estate records.

Common document errors include document submitted to wrong town, fee incorrect, illegible document, tax forms not submitted with deed, name not printed beneath signature, missing witnesses, and notarial certificate or seal missing.
Blanket assignments are not accepted. Blanket releases are not accepted. Originals of real estate documents are always returned after recording. The average time to return documents after recording is 1 week.
